A private developer acquired this property with the vision of transforming the outdated 1910 wood frame structure into modern rental units. Our team was enlisted to provide comprehensive construction services and oversee construction administration. We offered guidance on repairs and upgrades to enhance apartment pricing and efficiency.
One of the primary challenges with the property was the constant noise pollution generated by the nearby MTA train tracks, which affected the property day and night.
The initial step involved the installation of new soundproof insulation in all exterior walls, as well as the addition of soundproof laminated glass windows and entry doors. This was followed by a complete interior gut renovation, which encompassed structural modifications and the installation of new mechanical systems.
Each rental unit features a unique floor plan. The first-floor rental adopts an open kitchen concept with access to and a view of the rear yard.
